Your reality
Existing services are never documented.
Schematics nowhere to be found, ducts added with each refurbishment, unknown clearances above suspended ceilings: on existing buildings, your studies almost always start without reliable data. And every unverified assumption becomes a clash discovered on site.
Spot measurements are not enough: to size, route and coordinate, you need the real geometry of the structure and the services, in a format your tools can use.

Data, from your profession’s point of view.
MEP scope
01Exposed services surveyed and modelled: distribution, visible plant, ducts, risers. Standard or complex version depending on the technical density.
Clash detection
02The IFC model opens in Navisworks, Solibri or BIMcollab: your new installations are checked against the existing building before work starts.
The structure as it really is
03Slabs, downstands, load-bearing elements: the real geometry to the centimetre, so your calculations rest on verified data.
Interoperable by default
04IFC every time, native Revit if your teams work in it, E57 point cloud to spot-check against the source.

Typical case
HVAC renovation of an office building
Context
Complete replacement of plant and distribution in a 1980s office building in use, with no up-to-date technical documentation.
Approach
Scan of the floors, service shafts and roof; architecture + MEP modelling: exposed services, risers, air handling units.
Result
The firm routed the new ductwork in the model and checked every critical crossing before the tender: not a single geometric clash discovered during construction.
- floor area surveyed
- 2,800 m²
- + plant roof
- 6 levels
- working days, scan → delivery
- 12 days
- openBIM coordination
- IFC + .rvt
Frequently asked questions
Do you model concealed services?
We model what the scan sees: exposed services, and open ceiling voids if access is arranged. Nothing is invented; areas not surveyed are documented as such.
Which format for coordination?
IFC, readable in your tools: Navisworks, Solibri, Trimble Connect, BIMcollab. A native Revit model is available for your MEP teams.
Can you survey the services only?
The MEP scope is added on top of the architecture: the services have to be attached to the building. The configurator shows the price of the whole package immediately.
